Renovation of an occupied site, the 17 Curial Towers containing 1,774 homes, with a total surface area of 88,700 m². The Curial Towers, built in the 60-70s in response to a housing shortage in Paris, were “energy sieves”. It was also necessary to remove asbestos from all of the apartments and communal areas. This major project, which had to be completed in a record time of 48 months, was made possible by external facade insulation.

The project was divided into two phases:

• The first stage was delivered in 2012: 735 renovated homes for a total of 19 million euros.
• The second stage of 650 renovated apartments was delivered in 2013.

What made the project special:

This was the biggest renovation site in France to date in terms of number of homes, speed of implementation and type of architecture. The renovation was done in an occupied site with the aim of delivering 4 homes a day. It is part of an overall neighbourhood development plan, designed to improve residents’ quality of life. Shops, gardens, an RER train line and a tram line are to follow.

The work increased the apartments’ property value by 11%.

This apartment block renovation project benefited from a social housing eco-loan of €9,000 to €16,000 per renovated home.
